Together with experts from the Urban Planning Institute for Spatial Modeling and Development "Giprogor Project", the companies "Mastertel", "IKS-Holding", "DC Square" and the Cloud Ready Building Association, they told the audience about a new type of real estate, the so-called "digital real estate" - commercial real estate integrated with the data center - and the formats of ready-made solutions in this segment - Digital Yard, Digital District and Digital City.
Representatives of the authorities of the Yamal-Nenets Autonomous Okrug, Nizhny Novgorod, Murmansk, Smolensk, Samara, Tver regions and other constituent entities of the Russian Federation took part in the event, the main theme of which was “Digital Development of Regions”.
President of the Urban Planning Institute for Spatial Modeling and Development "Giprogor Project" Mikhail Grudinin answered the key question of the conference participants - what will the development of a digital real estate project give to the regions? According to him, this is one of the tools for raising the status of the region, attracting qualified investors, and implementing the indicators of the Digital Economy FTP. Digital real estate has higher liquidity and, with rental prices 10-15% higher than usual, is filled with tenants faster.
President of the Cloud Ready Building Association Vladimir Elfimov noted that according to London researchers, for 10% of office tenants, the criterion "connectivity between a business center and a data center" is the most important when choosing an office space, and they are ready to pay more for such areas.
“The existing developments, including the company's five-year experience in implementing digital courtyard projects in Moscow, as well as the experience of interacting with partners in the regions through franchising, will help satisfy the rapidly growing demand for new formats of real estate,” said Ilya, CEO of 3data data center network Challah.
Experts also voiced figures confirming the steady positive growth dynamics of the data center market in the future five years, even in the case of development according to the pessimistic scenario. According to Dmitry Gorkavenko, Development Director of IKS-Holding, the growth rate of the data center market in the future in 2024 may reach 14% per year.
Representatives of Nizhny Novgorod shared their cases with the participants of the online conference. The city is one of the leaders in terms of the number of IT specialists and IT companies. For about a year Nizhny Novgorod has been implementing a project to organize an iCity urban district with office space in the historic center of the city. Experts highly appreciated the experience of the region.
The audience was interested in the possibility of updating the constructed buildings to a new format, as well as cooperation with ready-made regional data centers. Experts confirmed their readiness to work at a wide variety of launch sites and to connect to projects at any stage - from design from scratch to individual iterations in already launched projects, as in the case of Nizhny Novgorod.
The participants of the event exchanged views on the prospects of the office real estate format, taking into account the impact of the epidemiological situation and general market trends. One of the listeners cited as an example a message from the Facebook corporation, which plans to transfer half of its employees to remote work in 10 years, and asked if the office would fall out of the general trend. The panelists presented a number of arguments in favor of the fact that office space will remain in demand. Many businesses are not ready to give up their offices, so they will preserve and transform existing spaces. According to Mikhail Grudinin, the vacated areas in commercial real estate will be occupied by tenants with high demands in terms of information and telecommunications infrastructure.
